Maintenance Requests
How to report maintenance issues, what qualifies as an emergency, and what happens after you submit a request.
How to Submit a Maintenance Request
For all non-emergency maintenance issues, the tenant portal is the fastest and most reliable way to submit a request. Portal submissions are automatically logged, assigned, and tracked to completion.
Log In to the Tenant Portal
Access the portal at the link below using your registered email and password.
Submit a Maintenance Request
Describe the issue in detail, select the category, and attach photos if available. Clear descriptions and photos help us dispatch the right vendor faster.

Work Completed & Confirmed
The vendor completes the repair and we confirm completion. Please allow entry for scheduled appointments or contact us to reschedule.
For any of the following — do not use the portal. Call us right away:
• Active gas leaks (call SoCalGas/PG&E first, then us)
• Fire (call 911 first)
• Active flooding or major water leaks
• Complete loss of heat in cold weather
• Electrical hazards or sparking
• Broken locks, doors, or windows affecting security
• Sewage backup
(209) 465-5000 — 24 hours a day, 7 days a week
• Your request is logged and assigned to our maintenance team
• We contact you within 1–2 business days to confirm scheduling
• A vetted vendor is dispatched at a time that works for you
• You can track request status in your tenant portal
• We follow up to confirm the work was completed satisfactorily
• Be as specific as possible — “kitchen faucet drips when cold water is on” is more helpful than “faucet issue”
• Include photos whenever possible — they help us dispatch the right vendor faster
• Note whether the issue affects habitability (heating, plumbing) — these get priority
• Let us know any scheduling constraints for vendor access
Maintenance FAQ
Response time depends on the nature and urgency of the issue. Emergencies are addressed immediately. Non-urgent repairs are typically scheduled within 3–5 business days of your request, depending on vendor availability and the complexity of the work.
Yes — when we contact you to schedule, let us know your availability and we’ll do our best to accommodate. Vendors typically provide morning or afternoon windows. If you need to reschedule, please contact us at least 24 hours in advance.
If you haven’t received a response within 2 business days of your portal submission, please follow up by calling (209) 465-5000 during business hours or sending a message through the tenant portal.
Tenants are generally responsible for damages caused by their own negligence or misuse. Normal maintenance and repairs due to fair wear and tear are handled by PME at no cost to you. Your lease specifies any tenant maintenance responsibilities — review it in your tenant portal.
Minor tenant maintenance specified in your lease (like changing light bulbs or air filters) is acceptable. However, do not attempt any plumbing, electrical, or structural repairs without PME authorization — unauthorized repairs may result in liability for damages and could violate your lease.
