Every service we provide is fully managed — no partial handoffs, no grey areas. Here’s exactly what you get.

📄

Notice Preparation & Service

Proper preparation and lawful service of all required notices — 3-Day Notice to Pay or Quit, 3-Day Notice to Cure or Quit, 30-Day or 60-Day Notice to Vacate — with strict attention to California’s technical requirements.

⚖️

Unlawful Detainer Coordination

When a tenant fails to comply with a notice, we coordinate the unlawful detainer (UD) filing process with qualified legal counsel, ensuring all paperwork is accurate and timely to avoid delays.

📋

Documentation & Evidence Management

We maintain comprehensive documentation throughout the tenancy — lease violations, late payment records, communications, and inspection reports — building a complete eviction case file.

🔑

Post-Eviction Property Recovery

Once possession is restored, we coordinate property inspection, document condition, manage security deposit accounting, and prepare the property for re-marketing as quickly as possible.

How It Works

A clear, professional process from start to finish — so you always know what to expect.

Step 01
Notice Served

We prepare and serve the legally required notice — giving the tenant the opportunity to cure the violation, pay overdue rent, or vacate the premises within the required timeframe.

Step 02
Unlawful Detainer Filed

If the tenant fails to comply, we coordinate the unlawful detainer lawsuit filing with legal counsel, manage all court deadlines, and keep you informed throughout the process.

Step 03
Possession Restored

Once a judgment is obtained, we coordinate execution of the writ of possession, property inspection, and rapid re-marketing to minimize your total financial loss.

How long does an eviction take in California?

An uncontested eviction in California typically takes 4–8 weeks from initial notice to possession recovery — though contested cases can take significantly longer. The timeline depends on the notice type, whether the tenant contests the unlawful detainer, and court scheduling. PME works to move each step as efficiently as possible.

What notices are required before filing for eviction in California?

The required notice depends on the reason for eviction. Non-payment of rent typically requires a 3-Day Notice to Pay or Quit. Lease violations require a 3-Day Notice to Cure or Quit. No-fault terminations (where permitted under AB 1482) typically require 30 or 60 days notice depending on tenancy length. All notices must be served in a legally compliant manner.

Does AB 1482 affect my ability to evict a tenant?

Yes — California’s AB 1482 (Tenant Protection Act) requires ‘just cause’ for eviction of tenants who have occupied a covered property for 12 or more months. Just cause includes non-payment of rent, lease violations, and certain no-fault reasons. Properties built after 2004 and certain single-family homes may be exempt. PME evaluates every situation to determine the appropriate legal path.

Does PME handle the eviction process for self-managing landlords?

If you are not currently a PME management client, please contact us directly at (209) 465-5000 to discuss your situation. Our primary eviction management service is provided as part of our full-service property management. We can discuss your specific circumstances and what options are available.

What happens to unpaid rent after an eviction?

A successful unlawful detainer action typically results in a money judgment for unpaid rent and damages in addition to possession of the property. However, collection of money judgments from former tenants can be difficult. We’ll discuss realistic expectations and any options for recovering unpaid amounts during your consultation.
