Karen has led Property Management Experts since the early years of the company. With a USC degree, a California Broker’s license since 1992, and both the M.P.M. and C.P.M. designations — the highest credentials in residential and commercial property management — Karen brings a level of expertise to PME that is unmatched in the Central Valley.
Terry Hull Jr. has over 25 years of experience in property management, first as an Account Executive and now as President of Property Maintenance Experts — PME’s dedicated maintenance division. Terry holds both a Real Estate Broker’s license and a Contractor’s license, ensuring every maintenance decision is grounded in professional expertise.

Alyssa serves as Maintenance Coordinator for Property Maintenance Experts, managing the day-to-day coordination of repair requests, vendor scheduling, and work order tracking across PME’s managed portfolio.
Accounts Payable & Financial Management
Jason Brown manages PME’s accounting and financial operations as Controller — overseeing accounts payable, owner disbursements, and the financial reporting that keeps our owners fully informed about their investments.
Larry Mealer manages accounts receivable for PME — overseeing rent collection, tenant account balances, and the financial tracking that ensures owners receive accurate, timely information about their rental income.

Sally Ottolini serves as an Account Executive at PME, managing a portfolio of residential properties across the Central Valley with the same professional standards and owner-focused approach that defines the entire PME team.
